Nfts (Ordinals) are certificates of authenticy so you could turn a property into an nft and buy and sell properties in minutes without so many added fees. An nft can also be a ticket for a concert, or to go to an event.
We're just starting to realize all the applications of nfts. Runes are too early to know.
